ABOUT

The Student Property was created by former Southampton University graduates, who had a vision of providing high quality

homes for students of which they felt they deserved.                                                                                                                                                            

Each of our properties have been extensively refurbished to a high standard, and we provide a very high standard of management and service to the tenants. 

Having studied at University here in Southampton our directors have first hand experience of living in student property and having gone through the lettings process, therefore its our ethos to offer extensive advice and guidance to all our student tenants.


You can feel assured that we are in touch with the current demand and requirements for our tenants and are always on hand to offer our expert advice. 

WHEN TO START LOOKING 

Our student property list is released around the beginning of November for the following July and September available properties, and so November is an ideal time to start looking for student properties. Although we do have properties being added throughout the year right up until near move in periods. 

VIEWINGS 

You can contact us to arrange viewings through any of our channels such as our website, Facebook, Instagram, Email and by calling us. As many of our properties are located within close proximity to each other we are able to provide you with a viewing slot to show you a number of properties that match your criteria, such as a 4, 5 or 6 bed student house. We advise to only view a property if you have made a decision and ready to secure a property. Our properties rent quickly as soon as we release them as they are newly refurbished and renovated to a high standard. We would advise you that if you like it, secure it right away. this way you will not be let down if the property is let to another group that was already prepared. 

REFERENCING

We use Rent4Sure who are authorised and regulated to undertake reference checks on behalf of our tenants. To ensure affordability and creditworthiness and undertake previous landlord checks if required. Referencing should not be longer than a few days to complete once all information has been gathered from tenants and guarantors. There is no cost to tenants upfront towards your tenancy for the purpose of referencing. www.rent4sure.co.uk 

GUARANTOR

All students will require a guarantor (someone residing in the UK, and is in full time employment). If you do not have a UK based guarantor you will be expected to pay rent in advance or be required to use an approved Guarantor company. Contact us for further information on companies that provide Guarantor services for students. 

DEPOSIT 

Upon selecting your property with us you will be required to pay a holding deposit that is equal to only one week rent. Upon successfully completing your referencing and signing the tenancy agreement you will then be required to pay the remainder of your deposit with this being up to an equivalent of one weeks rent to amount to a total of five weeks paid which will then be paid to the Deposit Protection Service for protection of your deposit. You will receive correspondence from the DPS who will issue you with a certificate. Tenants will receive their full deposit back at the end of the tenancy provided the property has been handed back in the same condition it was received as well as there be no rent arrears or late rent charges on the tenancy file.

WHAT ARE THE COSTS

There are NO FEES when you find a property you wish to rent from us. You will only be required to pay a holding deposit to reserve the property. The holding deposit for a property is equal to five weeks rent. The holding deposit will be used towards the remaining balance of the full tenant deposit and is returned at the end of the tenancy.

 

HOW LONG DOES REFERENCING TAKE

The property will be held for 7 days from when the holding deposit is received of which is when all forms (Referencing and Guarantor Forms) are to be completed. During this process you have reserved the property and no further viewings will be conducted unless the property is brought back to market. Upon successful completion of the tenant referencing the remaining balance of the deposit will be due on the signing of the Tenancy Agreement. The process from start to finish should not normally take more than 14 days.
